Building your own property may seem daunting, but provided you’ve chosen the right plot, have clear ideas of what you want to achieve and employ tradesmen you can trust, there is no reason why self build can’t be a huge success – and provide you with your dream home for less!

Although building your own property isn’t easy, it is far from impossible and more and more individuals are recognising the benefits that can be achieved by choosing to self-build. Aside from the ability to customise your property into the ideal living environment, cost savings in comparison with a traditional move could be sizable.

The first step is to clarify what type of property you want to build and stick to your decision. This will allow you to scope out suitable plots of land and thoroughly research the build costs that you are likley to incurr.  In turn, you will be able to arrange finance with a suitable budget in mind and apply for the relevant planning permissions.

You may choose to project manage the build yourself or employ the services of a professional, either way it is important to be realistic. It is likely that the build will take a significant amount of time (perhaps more than a year), you will need to allow for a contingency in your budget as it is inevitable that you will encounter some un-accounted for costs.

    Absolute nonsense!. Average uk semi is 91m2 and build costs alone @ £1500m2 would be over £136500 before you add in the cost of a plot of land, planning and legal costs. Building is vastly more expensive than buying existing properties especially in the current market as house sale prices have tumbled but building costs have not and in fact with fuel and other associated costs building costs are set to rice and is only an alternative for the well heeled.
